Office Space

Savills: development activity on the Warsaw office market gradually recovers amid falling vacancies

"Office availability on the Warsaw office market is shrinking, with the vacancy rate for the whole city down to 10.6% and to just over 9% in the centre, says real estate advisory firm Savills. Tenants are, however, likely to enjoy a wider choice of options once more office projects are restarted. This process is already slowly getting underway, as is clear from the growing development pipeline."

Industrial and Logistics

Savills registers record industrial development in the Czech Republic. 1.4 mil. sq m is under construction and the largest rental hall in history is also being built.

"From Q1 2023, Savills registers around 1.4 million sq m of industrial space intended for lease that is in various phases of construction. These construction levels were also true in Q2 2023, representing the highest volume in the history of the Czech industrial market. At least 60% of this space, almost 833,000 sq m, is already pre-leased. Most of this pre-leased industrial space is being built for tenants from the manufacturing sector (38%), followed by retail (30%) and logistics (16%). The largest property under construction is a build-to-suit hall for the retail chain H&M."

Thursday tops Wednesday as busiest office day

"The year to date has seen a slow but steady return of office workers to their on-site workplace with over half (55pc) now spending between two and three days in the office each week, a 7 percentage point increase on Q4 2022. This trend has been driven by an increasing number of employers (more than half of the 320 companies surveyed) implementing core hours and/ or days-in-the-office policies."
