Buildings Anděl 17, Panorama Business Center and Victoria Vyšehrad from ČMN’s managed portfolio have obtained BREEAM In-Use certification

Office buildings Anděl 17, Panorama Business Center and Victoria Vyšehrad from the managed portfolio of the investment group Českomoravská Nemovitostní a.s. (ČMN) have obtained BREEAM International In-Use certification, confirming a high level of sustainability and energy efficiency. The Anděl 17 building achieved an Excellent rating, while Victoria Vyšehrad and Panorama Business Center were awarded a Very Good rating. The certification process and verification of compliance with BREEAM In-Use requirements were delivered by Savills.

“The properties were added to our management portfolio in 2024. We consistently focus on long-term measures that strengthen the stability and sustainability of the investment. BREEAM In-Use certification is one of the tools that enhances the attractiveness of the assets and their long-term value,” says Pavel Kadera, Asset Management Expert at ČMN.

Barbora Jansová, Senior ESG Consultant at Savills, adds: “As part of the certification process, we reviewed key operational aspects of the buildings, in particular energy and water consumption, indoor environmental quality, and the management of environmental risks. The rating confirms that the operation of the assets is systematically managed and meets the requirements of the methodology, with a strong focus on long-term stability and sustainable operation.”

The office properties are located in well-accessible areas with direct connections to major transport routes and public transportation. Their location within Prague, together with their technical specifications, meet the requirements of modern office operations, both in terms of accessibility and the quality of the working environment. Stable occupancy levels and long-term lease agreements with established companies confirm the assets’ functionality and long-term viability.

BREEAM In-Use certification provides an independent assessment of building operations in terms of energy performance, indoor environmental quality and resource management. In practice, this results in better control of operating costs, greater comfort for occupiers, and a clearly defined framework for the continuous improvement of environmental performance. The internationally recognised methodology supports transparent communication of these attributes to tenants and investors and supports a long-term sustainable approach to property management.
