In recent years, homeownership has established itself as a lifestyle choice that enhances personal well-being, but the neighborhood remains the most decisive factor for all age groups: what has changed is its significance, which is no longer tied to one’s area of origin but to its ability to offer safety, green spaces, connectivity, amenities, and prestige. Buyers are increasingly willing to relocate—changing neighborhoods or even cities—in order to find the right property.

" With falling rents and increasing incentives, will 2010 continue to be a tenants’ market? Landlords are working hard to retain tenants and maintain income, often agreeing to flexible and highly competitive packages. Cash flow rather than yield is King! "
" Investment confidence has grown in prime stock, whilst the occupational markets are still below trend. The first three quarters of 2009 recorded lower levels of take-up in all cities, with deals being done with increasing levels of incentives. "
" London’s economy is pivotal to the health and success of the rest of the UK economy, accounting for 19% of UK GDP. Over the last 18 months many commentators have questioned whether London and the rest of the world’s major financial centres have been mortally wounded by the global financial crisis. Savills felt that these questions needed to be evaluated in a clear and independent fashion, and commissioned Oxford Economics to research and report into what has made London the City it is today, how deeply wounded it has really been by the financial crisis, and most importantly how it will recover and evolve over the next decade."
" Access to a good school is a key factor when parents are deciding where to live: indeed, a survey by Savills in 2007 found that it’s their single most important consideration. But, as anyone who has contemplated moving into the catchment area of a popular school knows all too well, access to high-quality schools tends to come with a significant house price premium attached. "
" Over twelve months on and, in the housing market at least, it is as if the demise of Lehman’s never happened. Despite unprecedentedly steep house price falls, which lasted into the first quarter of this year, the mainstream housing market now stands at the same level as September 2008. Like the stock market, the housing market started to grow again in March 2009 and has barely looked back since. "
" Strategic sites are critical in the delivery of new homes in regional markets. The strategic sites captured within our database represent 23% of the national 20 year Regional Spatial Strategy planning targets. With the sharp decline in development activity over the last 18 months, it has been these large sites, requiring the largest levels of remediation and investment, that have stalled. The prospects for many strategic sites remain poor, when the cost of delivery, including infrastructure, environmental credentials, affordable housing, and other Section 106 agreements far outweigh the current value of schemes. "
" UK development land values are beginning to show signs of stability. Following two years of successive quarterly falls in greenfield development land, longer still in the case of urban land, modest value rises have been recorded this quarter. These rises are 3.6% in the case of greenfield land, and 0.2% in the case of urban land, for Q309. "
" Commercial development rebound continued as total activity rose at sharpest pace since July 2007. Private sector activity, which saw a deeper fall than public sector activity during the downturn, continued to lead the rebound in October. Private sector office and retail development registered particularly marked rises over the month. "
"Supermarkets have emerged relatively untouched from the global recession. Adjusting for inflation, as of August year-on-year sales value growth stood at 3.9% for food stores. For all retail sales have seen a growth of 0.1%."
" A ‘saw-edged’ recovery is under way in the mainstream and prime residential property markets in Scotland. Market activity gained momentum during the summer and has resulted in increased sales and a stabilising of property values. This improvement in market sentiment is now being further enhanced by a gradual increase in the availability of mortgage finance. "
