The BYD showroom occupies nearly 900 sq m in the modernist building at Świętokrzyska 16, located in the heart of Warsaw’s city centre at the intersection of Świętokrzyska and Mazowiecka Streets. Designed by Zbigniew Karpiński – the architect behind Warsaw’s Rotunda and the iconic East Wall development – the building, known locally as “Motozbyt Block,” features a monumental red sandstone façade with white detailing and a striking six-metre atrium.
“The ground floor space, with its tall display windows, is ideal for a car showroom. The newly opened underground car park and close proximity to the Świętokrzyska and Nowy Świat–Uniwersytet metro stations offer excellent visibility in one of Warsaw’s busiest locations,” says Daniel Czarnecki, Head of Landlord Representation at Savills Poland.
High street revival attracts global brands
An increasing number of international brands are recognizing the potential of Warsaw’s high streets. Thanks to public space investment, strong collaboration with city authorities and property owners, and expert advisory support from Savills, more retail and service concepts – including restaurants and cafés – are expected to return to the city centre.
“We’re witnessing a clear comeback of global brands to high street locations. The revitalisation of central streets is a strong driver for new tenants. More and more companies are seeking prestigious, street-facing retail space, which is visibly reshaping Warsaw’s retail landscape – especially in light of ongoing city-led urban projects,” adds Czarnecki.
LREP: More than just leasing
The BYD transaction illustrates how Savills' Landlord Representation (LREP) team goes far beyond traditional leasing. From in-depth location analysis to property consolidation and tailored lease negotiations, Savills provides comprehensive retail advisory services on Warsaw’s most prestigious streets. This strategic approach at Świętokrzyska 16 delivered clear value for both the landlord and the tenant.
