Stichting Maastricht School of Management (MSM) sells (student) complex, The Ed, located at the Endepolsdomein in Maastricht, to Zinc Real Estate. The complex comprises 8,594 sq m GLA. The student complex consists of a basement, ground floor and 7 upperfloors, containing 147 apartments, consisting of 133 non-self-contained apartments, ranging between 23 sq m and 50 sq m, and 14 self-contained apartments, varying between 71 sq m and 76 sq m in size. In addition, The Ed boasts 37 private parking spaces.
With a growing shortage of student housing, complexes such as The Ed, are crucial for facilitating the demand for apartments due to a growing student population in Maastricht. The Ed is located in the Randwyck area of Maastricht, initially intended for the expansion of Maastricht University, but nowadays used to facilitate (student) housing. The building is situated at an ideal location for student housing with Maastricht University, MECC and UMC+ located within walking distance. In addition, the centre of Maastricht is easily accessible by bike (10 minutes) or through Randwyck train station, located next to the Ed.
Zinc Real Estate will continue to use the building for student housing. The complex will undergo a re-branding to full-service student accommodation. The residential units and common areas will be modernised to meet contemporary standards, while maintaining their unique character. Zinc Real Estate has partnered with Creneau International to realize this. Next to this, the complex will be preserved to at least energy label A. The Ed is scheduled for completion in mid-August 2024 so that the first students can move in prior to the start of the new academic year. Rental and property management of the units is in the hands of a local partner, Huizen Beheer Maastricht.
Ruben Schuuring, Associate Director Residential & Hotel Investment at Savills in the Netherlands, says: “To keep up with the growing number of students in Maastricht, around 500 extra housing facilities will need to be created annually. To realize this, large projects like The Ed are crucial to accommodate larger numbers of students. We are therefore delighted to have contributed to the sales process of The Ed, which will create housing for students nearby their studies where they can fully enjoy their study time."
