La Française Real Estate Managers has acquired an office building in The Hague, the Netherlands, from an institutional investor. The asset, comprising 9,324 sq m of office space and 107 parking spaces, is located at Anna van Saksenlaan 69 & 71, in the Beatrixkwartier area of the city. Completed in 2002, the building has been occupied by the Netherlands Development Finance Company (FMO) ever since.
Savills advised La Française commercially as well as technically during the acquisition, and has also been appointed to manage the building. CBRE advised the seller.
The sustainability credentials of this office building, with an A-energy label, ample bicycle storage, electric charging points and a beehive on the roof top, are perfectly in line with an investment strategy which combines financial and ESG criteria.
Jordy Diepeveen, Head of Acquisitions at Savills in the Netherlands, says: “This asset is located in the Beatrixkwartier and is easily accessible by car and public transport. The area is developing into a more mixed use area with the planned addition of high-end residential and that will lead to a more vibrant environment. The property will benefit from these changes continuing in the future. This, together with the long lease with an excellent tenant, makes it a very attractive core investment opportunity.”
