UK rail freight firm DB Schenker has taken Unit 1 at Northern Cross Business Park in Dublin at a rent of €200,000 per annum. The property is located in North Road, Dublin 11, and is a detached facility on a corner site comprising approximately 0.76 hectares (1.88 acres). It includes a gross external floor area of 3,480 sq m and 410 sq m of office space. International real estate advisor Savills and CBRE acted for the landlord, a private Irish investor, and DTZ advised the tenant in the transaction.
The unit has been let on a three-year term with a rent free period of 5.5 months, and an option to extend for a further two years. The property is situated in a secure, managed development strategically situated approximately 1km from the M50/N2 motorway junction providing rapid motorway access to the airport, Dublin Port, and all of the main arterial routes from Dublin.
Gavin Butler, head of the Industrial team at Savills Ireland, comments: “This letting shows the ongoing demand from both domestic and international occupiers for good quality, well located industrial space in the Dublin area. We are beginning to see evidence of growth and expansion by industrial tenants in Ireland and expect the total take up volume in 2013 will reach between 175,000 sq m – 200,000 sq m, compared with strong take-up levels of 189,000 sq m in 2012.”
