Verville Retreat site in Clontarf

Hot on the heels of their recent sale of a residential site on Howth Road, Savills have now been instructed to place the former Verville Retreat site in Clontarf on the open market for sale.

Hot on the heels of their recent sale of a residential site on Howth Road, Savills have now been instructed to place the former Verville Retreat site in Clontarf on the open market for sale.

Located next to Grosvenor Court and Verville Court apartments on Vernon Avenue, the property comprises a former Retreat building of approximately 1,600 sqm (12,600 sqft) with associated small buildings all on a site of approximately 0.52 hectares (1.3 acres).

The former Retreat building itself is a Protected Structure and requires extensive refurbishment throughout. However the building is located to the north of the site leaving the remainder of the property free for new development to take place (subject to planning).

The site is zoned objective Z2 Residential under the Dublin City Development Plan. It is well suited to new residential development throughout the gardens with obvious potential for conversion of the existing building for apartments, childcare, medical/ consultants, education or other uses which are normally permitted or open for consideration.

Planning permission was granted in 2008 for a residential development of 45 apartments with basement and surface carparking, which included 8 apartments being incorporated into the Verville building. This planning permission is valid until June and has given a valuable precedent of residential permission on the property.

Jonathan Preston, Head of Development in Savills states that parties looking at this property today will no doubt see the opportunity to develop a scheme of new houses on the grounds with associated surface car parking and apartments in Verville. There is a lack of supply and a pent-up demand for both new houses and apartments in the Clontarf area from young families and traders-down and both have been selling well when available on the market. We would expect very good interest to be shown in this property given the planning and lot size on offer.

Savills are guiding a price of €750,000 for this attractive development property in the highly sought-after area of Clontarf.
