Savills reports that UTi Ireland has expanded from a 1,208 sqm facility at North Park in Finglas to a brand new high bay warehouse facility twice the size at Northwest Business Park, Ballycoolin, Dublin 15. The new facility, built by The Park Developments Group, stands on a site of approx 0.91 hectares (2.25 acres) providing excellent potential for future expansion whilst offering additional yard space for marshalling and circulation space.
Northwest Business Park is strategically located approx 5 kms from the M50/N2 and M50/N3 motorway junctions both of which provide rapid motorway access to all of the main routes from Dublin, to Dublin Airport and the Dublin Port Tunnel. The proposed N2/N3 link road, when completed, will provide a direct dual carriageway link from Ballycoolin to the airport and will dramatically improve access to and from the area. In recent times, there has been a significant upgrading of the local road network including the Ballycoolin and Cappagh Roads, which have significantly improved local access.
The subject property, Unit 630 Northwest Business Park, comprises approx 2,560 sqm including approx 484 sqm of high quality office accommodation. The office fit-out includes celullar offices, air conditioning, movement sensored lighting and a state of the art boardroom / demonstration suite. The eaves height is approx 8 metres and loading access is via 3 dock levellers with tailgate loading plus 2 full height automated ground level roller shutter doors.
UTi Ireland have taken occupation of the premises on a new 10 year FRI lease at an annual rent of €199,000 per annum. The lease incorporates a break option at the end of the fifth year plus a six months rent free period.
According to Gavin Butler of the sole letting agent Savills, "this letting demonstrates that, despite current economic conditions, there is demand amongst occupiers for high quality warehouse accommodation particularly those with additional yard space, which can be very difficult to find. With rental levels falling considerably in recent years, the deal also reflects the willingness amongst landlords to get on with things and do deals. This deal also reflects that some sectors of the economy are showing signs of recovery and even growth, which in turn is resulting in expansion. With the value on offer in the current market, companies are planning for the medium to long term and taking advantage of the significantly reduced rates on offer"
According to Barbara Kearney, Vice-President of UTi UK and Ireland, "the expansion of UTI Ireland into this state of the facility at Northwest Business Park, refects the company's current appetite for growth and expansion in Ireland. Our new facility provides an ideal platform from which to maximise our market position and to continue to develop our brand nationally."
Meanwhile, Savills also reports that Unit E, Furry Park, Santry, Dublin 9 is available to let. The property is a modern high bay detached industrial facility comprising approx 3,926 sq.m. including approx 401 sq.m. of office accommodation. The eaves height is approx 8.2 metres and loading access is via four dock levellers with tailgate loading plus two ground level roller shutter doors. There is a secure yard with a depth of approx 33 meters to the rear of the property and the entire is secured by palisade fencing.
Furry Park is within minutes of the M50/M1 motorway junction, Dublin airport and the Dublin Port Tunnel. According to Gavin Butler of sole letting agents Savills, “the property is available to rent at €285,000 per annum (exclusive) on flexible terms.
