Buy to let investors must balance yield and value growth

Buy to let yields have been boosted by lower residential property prices but they remain well below peak and vary significantly according to location and property type, according to new research from Savills.

The findings suggest that across fifteen major UK conurbations gross yields for one-bedroom flats average 6.04% compared to 3.87% for four-bedroom houses, and that whilst yields in Nottingham exceed 6%, in Bristol they are below 4.7%.
