Savills is pleased to confirm that the Claxton Manor Estate, Norfolk has sold to a private individual. The guide price was £6.5 million.
Situated eight miles south-east of Norwich on the edge of the Yare Valley, the historic Claxton Manor Estate includes a Grade II listed Elizabethan manor house set within mature gardens and grounds, the remains of Claxton Castle and a range of equestrian facilities. There are also five cottages, a range of substantial modern farm buildings, traditional farm buildings with planning permission for residential units, along with grazing marshes, arable land, woodland, a game shoot, fishing rights and river moorings. In all the estate comprises about 826 acres (335 hectares).
Christopher Miles, Head of Rural Agency for Savills Eastern region, comments: "The Estate is pretty unique, with a high proportion of the value in residential properties and nearly 400 acres of grazing marshes. Our client has been keen to find the right buyer who appreciates the amazing wetland habitat and its bird life. We are delighted to have introduced such a purchaser who is a new entrant to farming. We have witnessed a resurgence of interest in farms with many equity-rich individuals seeking to invest in land before the General Election and any subsequent increases in taxation."
