Digitalisation, automation and AI are reshaping the way logistics occupiers operate. As logistics operations become increasingly dependent on data, connectivity and digital systems, the technological capabilities of buildings are becoming a more important part of occupier decision-making. Reliable connectivity, flexible digital infrastructure and access to performance data are no longer viewed as optional features, but increasingly as essential requirements for modern logistics operations. 


Key findings

  1. Logistics lags on connectivity
    Just 48.1% of Dutch logistics stock is located in a postcode area with fibre availability, compared with 74.9% of office stock. As a result, much of the logistics market starts from a lower level of digital connectivity than the office sector.

  2. Connectivity is the new baseline
    As logistics digitalises, fast and resilient connectivity is shifting from a premium feature to an occupier precondition. Warehouse management platforms, automation, AI-enabled systems and real-time data all depend on reliable digital infrastructure.

  3. Readiness drives value
    Technology readiness is becoming a condition of occupier demand, income and pricing. Buildings that can support evolving technological requirements will be best positioned to attract occupiers, maintain long-term relevance and deliver durable asset performance.
