The flexible workspace sector in Prague has expanded significantly, bringing the total operational area to 130,500 sqm as of December 2025 - a 60% increase over five years. Flexible solutions are now a core part of the city’s office market, driven by occupiers’ demand for flexibility, quality, and prime locations.
93% of Prague’s flexible workspace stock is classified as Premium, with large, experienced providers dominating the market. Third-party operators manage 86% of the existing stock, while landlord-operated spaces are steadily increasing.
The market features 77 unique locations run by 33 providers, but the three largest operators (Scott.Weber Workspace, IWG, and WorkLounge) control 71% of the total flex space in the city. Prague 1 and Prague 4 are the leading districts by flexible stock volume.
Only 117,660 sqm of the total flexible space is located within office buildings that are monitored and included in the official Prague office stock. The flex office penetration rate remains at 3% in both scenarios: one counting all operational flex workspaces, and the other including only those located within the relevant monitored office inventory
