  • Solid occupier demand and limited opportunities for new construction are fuelling the Dutch logistics sector.
  • Logistics vacancy rate has hit another record low, while prime rents have risen further.
  • The sector has once again enjoyed strong investor appetite. In the first six months of 2022, nearly €3 billion was invested in logistics property: 18% more than the same period last year.
  • However, inflation and rising interest rates are creating headwinds, leading to an increase of the prime gross initial yields for logistics from 3.40% in May 2022 to the current 3.80%.
  • A further rise in initial yields is expected, given the uncertainties prevailing in the market.
  • That said, due to robust occupier demand, the logistics sector still remains an attractive real estate asset class.
