A COMPREHENSIVE OVERVIEW OF THE CURRENT DUTCH LOGISTICS MARKET.
The latest research report ‘Spotlight: Logistics - Spring 2022' of Savills contains several conclusions that can be drawn based on the current developments in the Dutch logistics market.
Key findings
- The sustained demand for logistics real estate and the continuous development of new logistics facilities have led to political restrictions being imposed on new logistics developments.
- Power grid limitations and limited land availability are also increasingly constraining the capacity for new developments.
- New developments will increasingly take place outside the established hotspots.
- The continuing scarcity of logistics real estate will cause rents to rise even more sharply.
- Demand for logistics real estate remains buoyant, partly due to e-commerce. Consumers want to receive products as quickly as possible and businesses want to store inventories closer to home.
- Solutions will ultimately have to be found to prevent excessive divergence between supply and demand.
- These could include tight control of multifunctional land use, with users, investors and policymakers having to agree joint solutions.
