Rental growth continues as record rent achieved in H1 2016
Supply and demand snapshot
■ Maidenhead take-up at the half yearly stage is approximately 22% ahead of 2015 H1 which underlines the positive market sentiment. For year to date there has been 68,087 sq ft transacted in Maidenhead with a further 19,000 sq ft under offer.

■ Strong occupational demand has resulted in a record rent being achieved in Maidenhead town centre. Blackberry and McAllister Olivarius both paid a rent of £37.50 per sq ft at the Pearce Building, leasing 16,000 sq ft and 5,000 sq ft respectively. This rent surpassed the previous cycle high rent and the highest rent ever of £35.00 per sq ft achieved at The Point in 2015. Both of these buildings were speculatively developed highlighting the developer confidence in the Maidenhead in town market.

■ The occupier preference is continuing to focus on grade A buildings. The five year average for grade A take-up proportion is 80%. Notable grade A deals this year include Alnylam acquiring 21,000 sq ft at Braywick Gate and Informatica leasing 18,000 sq ft at Building 4, Foundation Park. Rank are also close to satisfying their 40,000 sq ft requirement, focusing on Blackrock's Tor in the town centre.
■ Current available supply totals 675,656 sq ft which is a marginal increase on 2015. The largest grade A building currently on the market is Tor where 68,605 sq ft is currently available. Tor was speculatively developed by Rockspring/Blackrock and achieved practical completion in 2014. The quality of stock available out of town has improved recently as ID Maidenhead and Centris have both been comprehensively refurbished. They offer 37,005 sq ft and 30,574 sq ft respectively.
■ There is currently 77,000 sq ft in the development pipeline across two buildings. Clearbell Capital are comprehensively refurbishing 55,000 sq ft at Voyager Place and Mavern Capital are refurbishing 22,000 sq ft at Aurora, Vanwall Business Park.
■ The differential between prime rents achieved in the in and out of town market has widened significantly this year, currently in town rents are 39% higher. However the average differential is only 12% higher and as the comprehensively refurbished out of town stock achieves practical completion we would expect to see rents achieved in excess of £30.00 per sq ft and see this gap narrow. Rental growth is still expected in town with record rents expected to be achieved at the Point and the Pearce Building.
