With £4.3bn transacted in H1, City turnover is 50% up on the long-term average for the first half of the year
Market comment and notable deals
■ June turnover was £718m across 16 deals bringing year-to-date total City turnover to £4.3bn, which is 15% lower than a strong H1 2015.
■ Despite the referendum being placed at the end of June, which could have delayed decisions, Q2 investment turnover accounted for £2.6bn, compared with £1.7bn for Q1.

■ The 12-month rolling turnover for the City is currently at £9.9bn, 35% up on the long-term average.
■ In the City market, we are currently monitoring 69 investment opportunities totalling £4.5bn. Of this, we are aware 21 are currently under-offer totalling circa £0.9bn. Leaving an estimated £3.6bn worth of available opportunities.
■ A notable deal from June was the purchase of 6 Bevis Marks, EC3 for £218m, 4.59% and £1,249/sq ft. The property is multi-let to tenants including Browne Jacobson, AXA Corporate Solutions and Navigators. The asset was purchased by a private investor from Axa Real Estate & BlackRock.
■ Another deal which exchanged in June was the purchase of 80 Cheapside, EC2 for £93m, 5.14% and £999/sq ft. The property is let to tenants including Japan Bank for International Cooperation, Places for People and Medallia Ltd. The asset was acquired by Crosby from Royal London.
■ Of the 86 City transactions so far this year, the fringe has accounted for the largest number at 47 (43% of turnover). The core has accounted for 26 transactions (42% of turnover), Midtown with 10 transactions (11% of turnover), and the Docklands 3 transactions (3% of turnover).
■ To date in 2016 Asian purchasers have accounted for the highest level of turnover (44%), followed by UK purchasers (22%) and European (16%). However, there remains relatively little activity from Middle Eastern (3%) and US (5%) purchasers.

■ Despite the lack of transactions from US purchasers, it is encouraging to see that they have only accounted for 13% of sales at the end of Q2, compared with 23% over 2015. Conversely, European landlords have accounted for 19% of sales this year, compared with 13% last year.
■ We have seen a significant increase in activity from private investors so far this year. They have accounted for 17% of turnover at the end of Q2, up from 3% over the whole of 2015.
■ Savills prime City yield has now moved out to 4.25%. The spread between the City and the West End is still at 75bps with the West End prime yield also moving out 25bps to 3.50%.
