Briefing Note: Retirement Living Scotland

Whilst we have been aware that Scotland’s demographic is ageing there has been very little conversation to date about the implications and challenges this will bring to the housing market.

This report considers the geography of these demographics changes, home ownership and under-occupation amongst those aged 50 and over, and finally the value challenge facing both the development sector and prospective downsizers in Scotland. The report goes on to consider challenges and opportunities when planning, buying land for and designing developments within the retirement living sector.

With a growing older population who have a pressing housing need and equity to invest, not only is there a commercial opportunity, but a corporate responsibility for the planning and development sector to address this important market in Scotland. Ultimately, opportunities do exist to cater for this growing sector, but it will require a more collaborative and creative approach involving landowners, planners and developers to bring it to the market.
