Asian purchasers account for over £1bn of turnover in April alone

Market comment and notable deals

■  April turnover was £1.3bn across 12 deals bringing year-to-date total City turnover to £2.8bn, which is just 3% down on this point last year.

■  The 12-month rolling turnover for the City is currently at £10.6bn, 43% up on the long-term average.

■ In the City market, we are currently monitoring 80 investment opportunities totalling £5.6bn. Of this, we are aware 30 are currently under-offer totalling circa £1.7bn, leaving an estimated £3.9bn worth of available opportunities.

■ A notable deal from April was the purchase of Aldgate Tower, E1 for £346m, 4.86% and £1,068/sq ft. The property is circa 78% let to tenants including Uber, WeWork and Tag Worldwide. The asset was acquired through a joint venture of China Life and Brookfield from Aldgate Developments.

■ Another deal which completed in April was the purchase of 71 Queen Victoria Street, EC4 for circa £220m, 4.37% and £1,090/sq ft. The property is let to tenants including Wedlake Bell, Virgin Active, Funding Circle and Saffery Champness. The asset was acquired by a private investor from another private investor.

■ Of the 50 City transactions so far this year, the fringe has accounted for the largest number at 24 (38% of turnover). The core has accounted for 16 transactions (44% of turnover), Midtown with 8 transactions (13% of turnover), and the Docklands with 2 transactions (5% of turnover).

■ To date in 2016, Asian purchasers have accounted for the highest level of turnover (53%), followed by UK purchasers (31%). However, there has still been relatively little activity from European (4%), Middle Eastern (4%) and US (2%) purchasers.

■ The average capital value for transactions so far this year in the City core is £905/sq ft compared to 2015's average of £864/sq ft.

■ Moreover, the average capital value for transactions so far this year in the City fringe is £832/sq ft, significantly higher than last year's annual average of £702/sq ft - the highest annual average on record.

■ Savills prime City yield remains at 4%, which is an all time record low. The spread between the City and the West End is currently at 75bps with the West End prime yield at 3.25%.
