Much of the current development in Wimbledon, Southfields and Coombe is on a smaller scale than other parts of London, with only two schemes in the area expected to deliver more than 100 private homes over the next five years. Across the three areas, there are currently around 960 homes either with, or in planning, 750 of which will be for private sale.
There are a number of small clusters of development sites to the south of Wimbledon station, one of which includes a 54 private flats scheme by Linden Homes and the redevelopment of Spur House by WN Developments.
Just south of the common in SW20 is the Berkeley Homes development, Wimbledon Hill Park, a mix of luxury apartments and townhouses, set around the conversion of the former Atkinson Morley Hospital. It is expected to deliver 74 private properties to the market when it completes in the second quarter of 2017.
Also located in SW20 is Workspace’s Rainbow Industrial Estate mixed-use site, with permission for 190 private flats, as well as business space, retail and restaurants, located near to Raynes Park station.
The boundaries of the prime markets in Wimbledon, Southfields and Coombe are continuing to expand as a result of development in neighbouring areas.
Across the wider area large-scale regeneration is occurring; at the end of 2015, Galliard Homes have received planning permission to replace the greyhound stadium with a football stadium and 602 new homes.
In addition, in neighbouring Tooting, phase 1 redevelopment of Springfield Hospital has begun (26 units), with a total delivery of 839 new homes, 671 for private sale.
