West End Office Market Watch – December 2015

Take-up looks set to reach its highest level since 2007.

Supply and demand snapshot

■ Take-up in November totalled 304,757 sq ft across 28 transactions, with an average transaction size of 11,287 sq ft. This represents a 14% decrease on the 353,880 sq ft of take-up in October. 79% of November take-up was for Grade A space.

■ This brings the year-to-date take-up to 3.95m sq ft, which is 32% up on the long-term average and 9% up on the same point in 2014. If take-up in December exceeds 205,907 sq ft, total annual take-up will exceed the 4.15m sq ft in 2014 and will be the highest annual total since 5m sq ft was let in 2007. 842,199 sq ft of space is currently under offer.

■ The largest transaction to complete in November saw Deutsche Bank acquire 87,488 sq ft at The Zig Zag Building, SW1 on a 15 year lease. The Land Securities development totalling 188,700 sq ft has seen a high level of tenant demand, with only the 6th floor totalling 21,994 sq ft remaining available.

■ Primarily due to Deutsche Bank's acquisiton at The Zig Zag Building, Banking was the most active business sector in November, accounting for 30% of total take-up. The next most active business sector was the TMT sector which accounted for 16% of take-up.

■ The highest rent achieved in November was £120.00 per sq ft, with Perella Weinberg acquiring 4,684 sq ft at 55 St. James's Street on a 10 year lease. The average Grade A rent for November was £77.01 per sq ft, while the average Grade B rent was £49.43 per sq ft.

■ At the end of November supply stood at 3.76m, equating to a vacancy rate of 3.1%. Despite increasing for the second month in a row, supply is 6% lower than at the end of November 2014. 81% of current supply is of a Grade A standard.

■ Tenants are increasingly looking to future developments in order to secure suitable office space. So far this year pre-lets have accounted for 952,547 sq ft (24%) of total take-up.
