Institutional investor acquires state-of-the-art distribution centre in Roosendaal, the Netherlands, from REDD

An institutional investor has acquired a recently completed distribution centre at Emmerblok 26 in Roosendaal (Oud Gastel), the Netherlands, from real estate developer REDD. The transaction underscores the international appeal of West Brabant as a logistics hub, strategically positioned between the ports of Rotterdam and Antwerp.

The distribution centre, comprising more than 7,000 sq m, is let on a long-term basis to the US company Waters Chromatography. The property includes an ADR zone, six loading docks and a clear height of 12.2 metres. Emmerblok 26 benefits from excellent connections to the A17 and A58 motorways, as well as to the abovementioned international ports.  

The building has been designed to meet rigorous sustainability standards, achieving a GPR score of 8.0, holding an A+++ energy label and featuring an off-grid energy system.

The buyer was commercially and technically advised by Savills and legally represented by Houthoff. Vendor REDD was technically advised by EvolutionRE, legally by Rassers, and was commercially assisted by TLF Real Estate.
