Clarion Partners Europe acquires warehouse in Maassluis

Asset manager Clarion Partners Europe has acquired a warehouse in Maassluis for € 43 million on behalf of one of its funds.

The logistics facility of 22,524 sq m was completed in 2021 and is located in the De Dijk business park in Maassluis.

The Netherlands - a key market
The Netherlands is a key market for Clarion Partners Europe, where it recently agreed to forward purchase a new warehouse development in Zaandam from the Dutch subsidiary of leading German 3PL provider Fiege.

Expected rental growth
Rory Buck, Managing Director at Clarion Partners Europe, says: “This is a land-constrained logistics location in close proximity to Europe’s largest port, likely to benefit from significant future rental growth," said Rory Buck, managing director at Clarion Partners Europe. "At the same time, the attractive day-one income profile and criticality of the property for the occupier is strongly aligned with our wider strategy. The investment case for logistics in the Netherlands remains highly compelling, underpinned by improving global trade, Brexit and rapid e-commerce acceleration.”

No indication of a slowdown in growth
Douglas van Oers, Co-Head Logistics & Industrial at Savills in the Netherlands says: "Despite many new logistics developments – an increase in stock of 15% over the past two years alone – the ever-increasing demand could hardly be met in recent years. As a result, vacancy rates are in sharp decline – only 3.3% in 2022."

"Due to this, average rental prices for logistics real estate have risen significantly. The increased demand in the Netherlands is no coincidence - our economy was the first in Europe to recover to pre-pandemic levels, while there was continued demand for logistics premises during the corona crisis. Although the Russia-Ukraine conflict is again raising economic uncertainty, there are no indications of a slowdown in growth in this sector. We are very pleased to have been able to acquire a scarce prime product with rental growth potential on behalf of our client Clarion."
