Rise.pl, one of the flex office leaders in Poland will develop its proprietary concept of serviced offices and co-working spaces at .KTW II. On the ground floor of the office building, it will occupy 335 m2, to provide multi-functional facilities: a café space, a co-working space, and an event space with the possibility of easy re-arrangement. Further, on the first floor, in the space of nearly 1,000 m2 serviced office facilities will be located as well as rooms fit for organising meetings, training courses and conferences.
Rise.pl is going to provide service both to the complex tenants and external companies. The agreement was concluded for 10 years. Similarly as the other tenants, who availed of the incubator model proposed at .KTW, Rise.pl may develop further in the building. That is going to be the first office of that brand in the Province of Silesia. So far, it has had branches in Kraków, Rzeszów, Wrocław, Lublin, Łódź, and some other cities.
‘For us, .KTW II is a place where working together we may present an offer using the potential of the complex but also new, flexible forms of lease. The cooperation between .KTW II and Rise.pl is to provide the tenants with a solution ready for the new reality. Our location at .KTW II will not only be an office, but also a live and creative community, actively cooperating with the environment, and building the value of the whole complex,’ says Piotr Augustyn, Rise.pl CEO.
By the end of 2023 the company will have extended its operations for two other floors. Thus, Rise.pl will enrich the resources of flexible space in the Katowice .KTW II with the total of about 4,400 m2.
From the research* carried out by Workplace to the order of .KTW, it appears that flexible offices represent another stage of development among global and local operators. They are also one of the solutions responding to the problem of non-adjustment of long-term agreements to the needs of the companies being at the stage of fast growth. The answer to this is the Rise.pl offer, supporting clients in achieving their business goals, providing companies and their employees with original, functional and safe places to work, while maintaining the highest standards and process transparency.
‘Considering the changing needs of the tenants and the development of the market of flexible space, we have been aware from the beginning that such concept at .KTW is essential. Rise.pl has convinced us to their unconventional projects and approach to running business. The concept of Rise.pl at .KTW II will be a perfect supplement of our offer, serving both the current tenants and the new companies to search for a place of flexible development at .KTW. This is also an opportunity for smaller companies that care to have their office in the heart of the Metropolis. Judging by the Rise.pl projects completed to date, we have no doubts that ergonomic and comfortable spaces will be provided at .KTW II, fulfilling all needs of the future users. Combined with the exceptional location in the centre of Katowice, they will become an attractive place to do business,’ says Szymon Grabara, TDJ Estate Senior Lease Manager.
The process of .KTW II space leasing to Rise.pl was supported by the representatives of the Savills consulting company.
‘For several years, we have been observing a growing interest in flexible office spaces in Poland. The supply of such offices in Upper Silesia was 7,800 m2 at the end of 2021. The debut of Rise.pl extends the offer in Katowice, making flexible office lease possible in an extremely prestigious location – in a building which has been slowly becoming the symbol of the business Silesia. We are glad to have been able to support Rise.pl in the process of lease and establishing long-term cooperation with TDJ Estate,’ says Agnieszka Kuehn, Associate, Office Agency, Savills.
Next to PwC Service Delivery Center, Rise.pl is another official tenant at .KTW II. The current lease level of the building is 45%, but several new processes have already been pending, and the investor is going to disclose the details soon.
In February 2022, the .KTW II office building was granted the permit for use. The first tenants have already started their fit-out woks, in order to be able to launch their operating processes in the new location by the end of 2022.
*The research was made in half II, 2020 among 375 companies in the Upper Silesia and Zagłębie Metropolis.
