The building, which comprises two office towers with 32,339 m² GLA, is located on 5 hectares of land to the west of Sittard NS railway station in the Sittard office park. DSM was one of the first globally orientated companies to settle at this location in 1991.
Due to the COVID-19 pandemic and the number of people working from home, the office became largely vacant in June 2020, after which DSM decided to close the Sittard office. In cooperation with the municipality of Sittard-Geleen, DSM then started looking for a buyer who would provide a new interpretation of the building and the area. Mulleners Vastgoed was chosen after a careful selection prodecure.
Mulleners Vastgoed is aiming to make the North Tower available for entrepreneurs to stimulate business activity and redevelop the South Tower into (student) accommodation. In doing so, they aim to meet the great demand for affordable housing in the region. The towers are well-located behind the railway station in Sittard and have ample parking space. It will be a place where living, working and recreation come together.
Alexander Kimmel, Associate Director MidCap Investments at Savills in the Netherlands, comments: "This transaction demonstrates once again that the office is here to stay, which was also highlighted in our recently published Office FiT survey. People are particularly looking for an environment that supports their health and well-being. Mulleners Vastgoed will respond to this by redeveloping the office into a sustainable, multifunctional and future-oriented environment."
During the transaction DSM was advised by Savills and JLL advised Mulleners Vastgoed.
