The deal covers six assets located in Kraaiven business park in Tilburg, where Fabory’s central warehousing activities are located, and which is considered one of the leading logistics hubs in the Dutch market.
This transaction builds on Aviva Investors Real Estate France existing presence in both the Tilburg region and the Netherlands logistics market more broadly, having completed the purchase of a warehouse in Eindhoven in June of this year. Aviva Investors Real Estate France’s portfolio under management in the Netherlands also comprises a logistics warehouse in the north of Rotterdam acquired speculatively in June 2020 and which was delivered in March 2021, a warehouse in the Distripark Maasvlakte within the port of Rotterdam and two institutional-grade logistics assets in Tilburg-Waalwijk and Waddinxveen acquired in November 2019.
The region is recognised for its highly favourable amenities for the logistics sector, offering easy access to water and rail terminals. In turn, these provide direct links to the major distribution ports of Rotterdam and Antwerp, which service the European market, as well as rail connections to China. The region is also home to Tilburg University, two universities of applied sciences (HBO) and three post-secondary vocational education centres (MBO), providing a pool of talent to the logistics sector.
