Rare development opportunity in Sandymount on the market for €10m

A 6.6-acre site in Sandymount, Dublin 4 has been placed on the market by Savills with a guide price of €10m.

The property is owned by the YMCA and operates as a gym and sports facility for its members. Savills is marketing the sale as a development opportunity with vacation possession provided for the purchaser. The YMCA will use the proceeds of the sale to develop new Community Hubs and expand its Youthwork programmes in Dublin.

Situated on Claremont Road in Sandymount – one of Dublin’s more affluent suburban addresses – the site extends to 6.6-acres (2.7 Ha) and is accessed from Claremont Road via an internal access road which is shared with the adjoining “The Willows” apartment complex.

The site, which is just 2 minutes from Sandymount Village, also comprises a large surface car park with parking for approximately 40 cars adjoining the YMCA Gym – a modern 2-storey facility constructed in 2001 – and opens out into the large expansive area with playing pitches and all-weather hockey pitches.

Under the Dublin City Council Development Plan 2016-2022, the site is zoned both Z1 Residential and Z9 Open Space. According to Savills, this offers a variety of options from a development point of view, most notably an exclusive residential housing or apartment development, or a combination of both – subject to the necessary planning permission. In addition, a commercial leisure or educational use could also be provided for – subject to the necessary planning permission.
