St. Vincent’s Hospital in Fairview, Dublin 3, is seeking a partner to develop a new purpose built hospital facility of 100 beds, in exchange for a significant undeveloped landholding, and existing hospital buildings.

Property advisor, Savills Ireland, has been instructed to seek a development partner for the 21.40-acre site situated to the north of Dublin city centre.

The property comprises a number of historic buildings sitting on a large landholding between Drumcondra and Fairview and accessed from Richmond Road.

The buildings comprise of the main St Vincent’s Hospital Building in three sections and associated buildings. A section of the main building is listed on the Record of Protected Structures.

St. Vincent’s Hospital, Fairview provides psychiatric services to the population of North Dublin Central. The new facility, extending to 120,019 sq. ft, will accommodate a mental health campus, in addition to a number of day centre facilities in what is known as a ‘Multi-Functional Mental Health Facility (MMHF) comprising 100 single bedrooms for continuing care.

The undeveloped lands will be transacted on a phased basis, in conjunction with the delivery of the new St Vincent’s Mental Health Campus.”

St Vincent’s Hospital is located along Richmond Road, on the North side of Dublin, approximately 3km from the city centre. The site is located in between the residential neighbourhoods of Drumcondra, Marino and Fairview. Griffith Avenue lies to the north, Gracepark Road to the west and Philipsburgh Avenue to the east.

The property is located in a highly attractive and sought after north side suburb and is within walking distance of the City Centre and CBD, as well as being easily accessed by a number of high-quality transport routes.

The area also includes a large number of significant educational facilities including Dublin City University, St Patrick’s College, Marino Institute of Education and All Hallows campus.

There are a number of sports and recreational facilities nearby such as Clontarf Promenade, Clontarf baths, Fairview Park, Griffith Park, Na Fianna GAA Club and Home Farm FC. Nearby Croke Park provides a national sporting and concert venue.
