Boelens de Gruyter sells part of the former KPN building in Den Bosch, the Netherlands, to Zayaz

Telephone exchange is being redeveloped into a new part of the city centre.

Boelens de Gruyter has sold part of the former KPN building in the centre of Den Bosch, the Netherlands, to housing association Zayaz for an undisclosed price. This includes the development plan to build 62 social rental homes. The apartments are part of the Amadeiro project, the redevelopment of KPN's former telephone exchange into homes and offices.

The project consists of four parts: 62 social rented houses in the north, the renovation of the offices in the middle block, 158 new mid-range private sector rental properties in the south, and an underground parking garage.

Project leader Rogier Rombouts of Boelens de Gruyter, says: ”Our vision has been to create a new part of the city centre, respecting the beauty of the KPN building and the Bossche courtyard structure. This project is a perfect fit for the city of Den Bosch, as the architecture blends in with its surroundings.”

Boelens de Gruyter acquired the site on the Prins Bernhardstraat in 2009 and KPN vacated the building at the end of 2019. The location – a former closed enclave – will become a lively and accessible public area with excellent connections to the city centre.
Zayaz is a housing association with more than 13,000 homes in the Den Bosch region. It develops quality housing and attractive districts with the aim of allowing people to participate in society, for example by adding affordable and sustainable housing.

Ronald Koemans, Associate Director Residential Investment at Savills in the Netherlands, says: “We are very pleased that we have been able to advise on a smooth transaction between Boelens de Gruyter and Zayaz. In my opinion, Amadeiro is a unique new part of the beautiful historical city centre of Den Bosch.”

Development coordinator Berry Brekelmans adds: ”We are seeing an increase in one- and two-person households with a demand for affordable housing. When we heard that Boelens de Gruyter was planning to redevelop this beautiful location in Den Bosch, we expressed our interest. With these one-bed apartments in the centre of Den Bosch, we are adding an attractive, sustainable and affordable residential product to the local housing market. We expect to be able to offer the studios through the Woonservice-platform in the second half of 2021.”

The seller was advised by Savills (commercial), Bedaux de Brouwer Architects and Hilberink Bosch Architects (design), Advisory Engineering Firm Van Nunen (technical), Osborne Clarke (legal), PWC (tax), and by BRO (procedures).
