Real I.S. signs up Tribes for office property in Amsterdam

Office space of 3,200 sq m let long term
Real I.S. has signed up Tribes as a long-term tenant for its recently acquired office building situated at Raamplein 1 in Amsterdam. As from April 2018, the provider of coworking spaces will have the use of around 3,200 sq m of office space over four floors in the single tenant property, as well as five parking spaces.

“The special floorplan design and the generous office space make the building ideal for Tribes as a provider of rooms and workplaces for temporary subleasing,” says Georg Jewgrafow, Chief Executive Officer of Real I.S. AG. “In addition, the future tenant also benefits from the property’s central location, alongside it unique design,” Jewgrafow adds.

The building in the Canal District is very well connected to local public transport. Amsterdam Central Station with its regional, national, and international connections is easily accessible using the tramline which is close by the property.

After its complete renovation in 2013, the former school building was converted into an office building. The outer shell and other parts of the original building have been preserved. Along with the prestigious reception area with its vaulted walls, the old building features high ceilings and a modern fit-out. The current tenant of the building is the American film and TV company Warner Bros.

Jan de Quay, Head of Investments at Savills Netherlands: “Raamplein 1 is a national monument with characteristic historical appearance at an absolute A-location within the city centre of Amsterdam. The property is currently let to single tenant Warner Bros, and will be fully leased to new tenant Tribes from March 1 2018. Savills is proud to have brought all stakeholders together resulting in a successful acquisition and a new suitable tenant. A good example of how the smooth cooperation between our service lines leads to efficiency and value increase for our clients.”

Tribes offers coworking spaces at 20 locations overall, seven of which are in Amsterdam. Along with the use of office and meeting rooms, the company provides an extensive range of services to promote an attractive working environment, including access to lounges, cafés, coffee bars, restaurants, pop-up stores and fitness centres.

The office building, located at Raamplein 1 in Amsterdam, was acquired in September for the “BGV VII Europa” special real estate AIF.

Savills advised Real I.S. during the acquisition process, both technically and commercially, put forward new tenant Tribes and is also responsible for the property management of Raamplein 1.
