Developer Bucher Properties GmbH has disposed of “Kreiller200”, a mixed-use property completed in 2015, to Bahrain family office Al Zayani Investments.

The 4,300 sq m property is situated at Kreillerstraße 200 in Munich's Trudering district. Global real estate services provider Savills advised Bucher Properties during the sale process.

“Kreillerstraße falls within the urban development concept created in 2012 to enhance and re-position Trudering. The deal follows three similar hotel transactions in Frankfurt, Nuremberg and Düsseldorf with a further two currently coming to the market in Hamburg and Ulm,” says Dr. Frank Urfer, Director and Head of Investment in Munich and Stuttgart for Savills. Kreiller200 combines a variety of uses, providing a local supply function. The ground floor provides approximately 1,200 sq m of retail space, including tenants such as dm – drogerie markt, butcher’s Metzgerei Boneberger and baker’s Privatbäckerei Wimmer, while the upper floors comprise the LetoMotel München City Ost hotel.

The hotel provides 135 rooms over approximately 3,100 sq m close to the exhibition centre for business guests and tourists. “The co-operation between the hotel and the bakery in Kreiller200 has created a unique connection between the different users,” says Michael Gail, Associate Director Investment for Savills in Munich.

Fully-let on long-term leases, with good transport links, the modern new-build property offers an attractive investment case for the new owners, for whom the transaction represented their first investment in Germany.
