The first phase of a 177 new home development in Adamstown, Lucan is being launched today by joint Agents Savills & Leahy Residential on behalf of developer, Castlethorn Construction. The launch of the ‘Alderlie’ development comes just three days after the Government announced a Help-to-Buy scheme for first-time-buyers in Budget 2017.

According to David Browne, Director of New Homes at Savills, demand for these 3 and 4-bed units will be stronger than initially anticipated following the introduction of the help-to-buy’ style initiative by the Government.

“All eyes will be on Alderlie and the speed at which these units sell following the introduction of the new home tax rebate. We already had significant interest before the budget, so we expect this initiative to heighten demand even further.”

Adamstown was designated an SDZ (Strategic Development Zone) in 2003 by South Dublin County Council. An SDZ is governed by mandate which ensures that Comprehensive and pre specified social and physical infrastructure and amenities must be delivered in tandem with housing. Much of this infrastructure has been delivered at Adamstown including a train station, a crèche, two primary schools, a secondary school and Adamstown’s first neighbourhood Shopping Centre. To date around 1,400 homes have also been constructed.

The development of the brand new Alderlie scheme by Castlethorn is the first new residential construction project in Adamstown to commence in recent years.

According to Savills, the amenities and infrastructure already in place make it an attractive location for prospective buyers.

The launch of the first sales phase of the Alderlie development will feature 57 houses comprising A-rated 3 and 4 bed two-storey homes. Local amenities include three schools, a number of local shops in addition to the Lucan shopping centre – which is located off the Newcastle Road less than 2km away. Adamstown Train Station is just 150 meters away from the development and provides direct access to Heuston station in just 15 minutes. It will further benefit from the opening of the Phoenix Park tunnel which will provide onward service to the IFSC.

Speaking about the quality of new “a rated” homes under development at Alderlie, David Browne commented:

3 bedroom houses in Alderlie are priced from €270k. 4 beds from €345k. Alderlie is launching this Saturday and Sunday and showhomes will be on view from 1pm to 4pm each day. In addition, they will be open 2-4pm Monday to Friday next week.
