The 3 star Carnegie Court Hotel in Swords, Co Dublin, has been brought to the market by Savills with a guide price of €4.75m.

The popular and well-established 36 bedroom hotel, located close to Dublin Airport, was purpose built in 2001 and comes with full grant of planning to convert existing areas into an additional 35 bedrooms.

The hotel is also home to one of Swords best known bars, ‘The Harp’ – renowned for its live music and welcoming atmosphere. In addition, the popular Courtyard restaurant serves a wide selection of classic & contemporary cuisine. Also included in the sale is ‘Rouge’ nightclub, which has a capacity of 400.

According to STR, hotels in the Dublin Airport area achieved average occupancy of 87% in 2015 and RevPAR grew by over 26% compared to 2015. Carnegie Court Hotel also benefits from its proximity to the city centre and local corporates including Fyffes, Medtronic & Ryanair and numerous nearby attractions.
