Tristan Capital Partners has sold six office properties in Germany for a total of €70m. The six commercial properties sold, which formed part of a fund managed by Tristan, include one office building in Berlin, two in Bochum, two in Hamburg and another property in Tübingen. Savills successfully advised on the six transactions as sole agent.

Ares Management, a leading US investment firm, acquired the property "Charlotten-Carrée" at Charlottenstraße 13 in Berlin-Mitte as well as the office and high-street property at Friesenstraße 1-3 in Hamburg-City South.

"Charlotten-Carrée" enjoys a prominent corner location at Charlottenstraße 13/Rudi-Dutschke-Straße 18 in the centre of Berlin in the historic media district between Potsdamer Platz and the Gendarmenmarkt. The office complex provides a total lettable area of approx. 11,300 sq m over six floors. The property was built in 1930 and completely refurbished in 2001. While some sections were completely re-built, the historic building fabric was retained. The occupancy level is almost 100%.

The modern office and high-street property also acquired by Ares Management at Friesenstraße 1-3 is an imposing corner property providing a total area of approx. 10,240 sq m over seven floors (approx. 9,400 sq m of offices, approx. 260 sq m of retail and approx. 580 sq m of storage space) and is centrally located in the prospering office and administrative submarket of City South.

The Markus Gerold group acquired two office buildings from Tristan Capital Partners in Bochum's technology quarter. The first property is the almost fully-let office property at Lennershofstraße 160-162, which provides a total lettable area of approx. 2,400 sq m and is situated close to Ruhr University Bochum and the Technology Center Ruhr. The second property acquired by the group is the modern building complex at Konrad-Zuse-Straße 10-16. The property provides approx. 4,700 sq m of office space over three floors and has an occupancy level of approx. 70%. Both properties in Bochum were sold by Savills, acting together with Schulz  + Company GmbH.

A private investor acquired the mixed-use property at Kollaustraße 67-69 in Hamburg Lokstedt. laren consulting real estate GmbH advised the purchaser. The main tenant of the corner property on the busy arterial road is Universitätsklinikum Hamburg (UKE). There is retail space on the ground floor.

The office and training centre for public healthcare companies at Bismarckstraße 92/96 in the centre of Tübingen also has a new owner. Tübingen B92 GmbH acquired the two unconnected office buildings, which are fully let, also from a fund managed by Tristan Capital Partners. Number 92 was built in 1947 and extensively refurbished in 1995 while number 96 was developed in 1980. Both properties have flexible floor plates and are suitable for multi-tenant occupation.

"The transaction volume for German office property totalled €23.8bn during the first half of 2015. Market activity was particularly dominated by large commercial portfolios, with the portfolio transaction volume totalling €9bn during this period. However, there has also been brisk activity in terms of individual disposals from portfolios as evidenced by these six transactions successfully negotiated by Savills," says Andreas Wende, COO and Head of Investment Savills Germany.
