Grafton Street – Ireland’s main shopping thoroughfare – is now at full occupancy following the lettings of 57/58 and 23 Grafton Street to Life Style Sports and Claire’s Accessories respectively. The lettings were handled by international real estate advisor Savills on behalf of Duff and Phelps (57/58 Grafton Street) and ECA Capital (23 Grafton Street).
The letting of 57/58 Grafton Street attracted interest from numerous high-profile international retailers looking to establish or expand their presence in Ireland’s recovering retail sector. However, it is an expansionary Irish tenant – Life Style Sports – who will now capitalise on Grafton Street’s increasing retail sales by establishing their new flagship store in this very high profile location.
57/58 Grafton Street extends to approximately 1,345 sqm (14,482 sqft) with a trading area of 324.2 sqm (3,684 sqft) on the ground floor and 410 sqm (4,413 sqft) on first floor level. It has been let on a new long term lease at a rent in region of €675,000 per annum.
The letting of No. 23 Grafton Street to Claire’s Accessories has also now completed. The unit was previously occupied by Dalvey – the men’s clothing store – and was also operated on a short term basis by record store, Golden Discs. Claire’s have taken over the high-profile unit on a new long term lease – in the region of €220,000 per annum – and are due to open in early December. The property extends to approximately 1,079 sqft of ground floor trading with a further 690 sqft of first floor storage space.
