Five A-rated energy efficient new homes at Glencairn View, Dublin 18, are expected to attract strong demand when they are launched on the market this Saturday 13th September. The sale of the new homes is being handled by Savills – who are pricing the 3-bed detached and 3-bed semi-detached homes from €480,000.

There is one 3-bed detached and four 3-bed semi-detached houses available which are 114.8 sq. m. and 111 sq. m. in size respectively. All house types are fitted out to a very high standard and the accommodation consists of an entrance hallway with guest WC, living room and open plan kitchen/dining room with utility off. Upstairs there are three bedrooms and a bathroom. The large master bedroom is ensuite.

These exclusive high-spec properties on offer were built by Park Developments Group. They are situated within The Gallops housing development and all of the new houses are set at the end of a quiet cul de sac. The M50 motorway – which provides access to all Dublin regions – is minutes away and is accessible by the Sandyford and Carrickmines exits. Direct access to the Glencairn green-line LUAS station is provided by a walk-way within the development.

One of Dublin’s best retail parks – The Park in Carrickmines – is a short drive away. Other key commercial facilities such as Sandyford Office Park, Leopardstown Racecourse & Recreational facilities and Dundrum Town Centre are also within close proximity of Glencairn View.

David Browne, Head of New Homes at Savills said;

“We have been noticing an increased demand from new home buyers seeking larger, high quality homes – and that is exactly what they’ll get at Glencairn View. These are brand new, a-rated houses fitted to an exceptionally high-standard and are larger than the second hand competition which will immediately appeal to the family home buyer”.

Commenting on the consistently high-demand for new homes in Dublin, Browne said that it would continue until something is done to address the serious shortage of new construction;

“There are a number of measures that can be taken to encourage development. Firstly, in many prime development locations, the planning requirements are for high-density apartments. In some suburban locations this needs to be amended to respond to the demand – which is for lower-density family homes. Furthermore, to incentivise developers, a reduction in development levies and the 13.5% rate of VAT charged on the sale of new homes should be explored.”

The new show house will be on view at Glencairn View this Saturday 13th and Sunday 14th between 2pm and 4pm.
