Crescent Hall, a vacant office building comprising 505sq.m., forms part of a portfolio acquired by Kennedy Wilson which was connected with Treasury Holdings. 

The portfolio also includes Stillorgan Shopping Centre, KPMG’s Dublin office on Stephen’s Green and the Bank of Ireland HQ on Mespil Road. 

Crescent Hall is a standalone modern office building located on Mount Street Crescent opposite the Pepper Canister Church.

It is a four storey over basement building. Built in 1996, its floors are open plan and adaptable unlike all of the period buildings which surround it. The floor plates range in size from 110 to 128sq.m. 

Michael Healy of Savills is handling the sale and is expecting strong interest from investors and owner occupiers. 

He went on to comment, “Modern floor plates of this size are difficult to find in Dublin 2, therefore the building will appeal to investors who could offer the building to let or owner occupiers who may have a requirement to occupy part and lease the remainder to other corporate occupiers”     

The specification for Crescent Hall includes raised access floors, data cabling, suspended ceilings, recessed light fittings, WC accommodation, a bright reception area on the ground floor and a passenger lift. 

It comprises approximately 505 sq.m of net internal floor space and 808sq.m. of gross internal space (this includes office and circulations space) and has the benefit of 6 basement car parking spaces.  

“Given its size, prestigious location and specification, this building would make an ideal headquarters for a small to medium sized office occupier”, concluded Mr Healy. 

Crescent Hall is located on Mount Street Crescent in the heart of Dublin’s traditional business district but close to the new emerging office quarter of Silicon Dock, which is home to Google and Dogpatch labs to name just a few.

The selling agents are quoting a price of €1.65 million which equates to approximately €300 per sq.ft. inclusive of car parking spaces.
