The Quality Hotel Killarney is established as a 3 Star and is a very well known landmark in Killarney. The property contains 188 bedrooms in total. The mix includes 128 bedrooms added in 2005, laid out in 64 suites with each having a spacious living room. In addition there are 60 standard bedrooms which link naturally to the suites. Public areas include a spacious entrance lobby and lounge, two bars and a restaurant with 220 covers and a leisure centre. The leisure centre was extensively refurbished in the mid 2000’s and is a strong selling feature for the business. It includes an 18 metre swimming pool, jacuzzi, sauna, steam room, wellness suites and a fully equipped gym. This hotel is aimed toward the family leisure market and has a host of child orientated amenities such as a large games zone, indoor sports hall, playground, mini golf and a go-carting track. The total site area is approx. 7 acres and includes approx. 250 car parking spaces.

The hotel is in a pivotal location, fronting the N22 Cork – Killarney Road with direct access off the Park Road Roundabout. The northern relief road interconnects with the Park Road Roundabout giving easy access to the Tralee and Killorglin Roads, with the latter being on the world renowned Ring of Kerry tourist route. Killarney Town Centre is an easy 10min walk and is considered the Tourism Capital of Ireland. This is a distinction that can be appreciated in the natural scenery and visitor attractions that Killarney has to offer, such as Lough Leane and Ross Castle, the 26,000 acre Killarney National Park and Muckross House, MacGillycuddy's Reeks, the Gap of Dunloe and Torc Waterfall.

The town itself has a bustling atmosphere with a wide array of cafes, shops, bars, restaurants and nightclubs. Killarney won the prestigious title of Ireland’s Tidiest Town in 2011. Killarney has an expanding calendar of festivals and event hosted throughout the year including the Killarney Races in May, July and August, the Ring of Kerry Cycle, along with the Biker and Rowing festivals all drawing large visitors numbers. According to Failte Ireland overseas visitors Co. Kerry in 2012 numbered almost one million and Killarney is also a very popular destination for the domestic market.

American visitors to Co. Kerry were recorded at over one quarter of a million in 2012 and this number has risen 19% on a national basis this year. This is an important statistic for Killarney with attracts a large share of the American market. The important UK market is also seeing a modest upturn in visitor numbers which were recorded at 2.77 million visitors in 2012 with over three hundred thousand visiting Co Kerry. According to research carried out in 2010 by DIT almost 90% of visitors to Killarney say overnight and the average adult spend is €150 per day.

The general improvement in visitor numbers is translating into positive hotel performance with the Trending.ie report for August showing 43% of hotels on the Trending.ie index achieving over 90% occupancy for the month of August compared with only 33% achieving this occupancy level for the same period last year. Over 70% of hotels on the index hit an occupancy level of over 80% for the month of August.

As one of the most recognised hotels in Killarney the Quality has a high volume of repeat business and has firmly established its niche in the family sector. Off peak business sees tour groups contributing to the business. Included in the sale is a vacant block of 90 bedrooms.

These rooms occupy a prime part of the site, fronting the Park Road Roundabout and are an excellent long term redevelopment opportunity.

BDL Hotels have successfully managed the hotel since October 2012. The hotel has had an excellent year so far and is trading very profitably, the strong hotel trade is not impacted by the sale. The property is available free from this management agreement, if required and the Quality franchise is agreed on a flexible basis.
